Terms and Conditions for Apartments

A      BOOKINGS

  1. Choose your flat and fill the booking form with all your data, including the flat that you have selected and the required period. Ensure that you have written the right e-mail address!
  2. Try to be as specific as you can about the number of people in you party, the exact arrival and departure dates and  your requirements: number of bedrooms, bathrooms, floor and neighbourhoods. Please avoid general enquiries like: "do you have anything in Rome for one week next summer?" In that case we cannot reply with an offer but simply asking you to give more information.
  3. If your request form is correctly filled you will have a quick reply by e-mail. WE DO NOT ANSWER incomplete requests.
  4. If you haven’t received a confirmation within 48 working hours please check your request and send it again: your information could be incorrect or a problem in the tranmission may have occurred.
  5. In case of multiple requests for the same flat and period, we’ll give confirmation to the first one delivered. All the others will be asked to choose a different flat or period "DUE TO MULTIPLE REQUESTS".
  6. As you receive our confirmation, you’ll be asked to pay a booking deposit. The amount varies accordingly with the apartment, it is usually 30% or 50% of the total and the balance is required cash in Euro upon arrival. For some apartments, however, balance is required one month prior to arrival.  Please check on the relevant apartment page.
  7. We do accept VISA, MASTER and AMEX cards. In that case an authorisation fax is required with the card and cardholder information. An on line payment system is also available through our On Line Bank Secure Server.
  8. Please do not send your card information by e-mail!
  9. Please do not send any values by ordinary mail!
  10. If we haven’t received the booking deposit (or card authorisation) within 5 days from our confirmation your request will be automatically cancelled. This simply means that you have to ask again!
  11. However, if we do receive it 5 or more days after our confirmation, we’ll try to meet your request all the same, but we cannot guarantee it. In case your request can’t be met and you don't accept a different flat or period, you will have your money back except the sum of Euro 200 <twohundred>) withold for bank and agency expenses.
  12. When we receive your booking deposit we’ll mark the flat as booked up. Afterwards, we will send you a further e-mail with a "confirmation voucher" containing all the information that you need, including how to reach the apartment  from the nearest airport, highway or train station and your referent's phone numbers.

   B   ARRIVALS AND DEPARTURES

  1. At your arrival you’ll be greeted either by our staff or the landlord himself, directly at the flat for the check-in. You will receive your keys and an inventory list with the description of all goods and furniture in the flat. These items are to be in the same condition at the time of your departure. You’ll be asked to balance the rent and  pay a security deposit. The security deposit will be refunded at your departure, after check-out, it also pays utilities when not included.
  2. According to the Italian Law, tenants must be registered at the local police station. The landlord must register your passport information during check-in and you're expected to provide a valid passport. No one will be accepted without a valid document and the booking will be automaticlly cancelled without any refund.
  3. At your departure, either our staff or the landlord will do the check-out, collect your keys and refund your deposit if you haven’t  caused any damage in the flat.
  4. Standard check-in is from 4 pm until 7 pm and standard check-out is from 8 am until 10:30 am.
  5. Arrivals after 7 pm and departures before 8 am are charged extra Euro 80.

    C  PRICES

  1. Our prices DO INCLUDE: the flat,  bed linen and blankets, standard check-in and check-out and final cleaning of the flat. Flats include a kitchen or kitchenette with all that is necessary to cook your meals.
  2. Our prices DO NOT INCLUDE: meals,additional cleaning service and change of bed linen during your stay. Ask us freely for this kind of services (extra).
  3. Utilities (electricity, gas, water and heating) are included for some apartments, extra for others. Please check on the relevant apartment page.
  4. Bath towels and table linen are included  for some flats, extra for others;  please check on the relevant apartment page.
  5. Prices are in Euro. For payment  in different currencies please ask at the time of your first request.

   D   PENALITIES

  1. NON STANDARD CHECK-IN: Euro 80
  2. NON STANDARD CHECK-OUT: Euro 80
  3. ADDITIONAL CLEANING: Euro 100 also when final cleaning is included, you will be charged extra  Euro 100 for additional cleaning  in case you have moved furniture (beds, cupboards, tables etc.) from their original position, you left trash or any object in the apartment or if the apartment is left very dirty.
  4. Loosing the keys will be charged Euro 50 for every couple of keys.

    E  CANCELLATIONS BY THE CLIENT

  1. Cancellations will be refunded only if sent (by e-mail) at least 90 days before the day of your planned arrival. However,  the sum of Euro 200 <twohundred>) used for bank and agency commissions will not be refunded.
  2. For cancellations received during the last 90 days the whole booking deposit paid (30% of the total for some apartments, 50% for others) will not be refunded.
  3. When balance is required one month prior to arrival, in case of cancellations after this time, there's no refund for the total amount paid.

   F     CANCELLATIONS BY THE OWNER

  1. In the very unlikely event that specific accomodation ceases to be available, due to any reason, we can offer an alternative accomodation, if available and accepted, or refund the whole sum paid by the client. Bank and agency expenses are not charged in that case.

    G  CIVIL RESPONSIBILITY AND COMPLAINTS

  1. NATIPOLTRI LODGINGS is not responsible for any problem that may occur during your stay in the flat or any damage you might suffer or cause to things and people.For these kind of matters you need to refer directly to the landlords, according to the Italian Law.
  2. For this kind of matters we suggest you to subscribe a Civil Responsibility Insurance at the time of your arrival. It will  cover any damage you could cause during your stay. This can be easily done also from your country, with your Insurance Company.
  3. NATIPOLTRI LODGINGS offers a booking service and is responsible for the confirmation of your period of stay in the flat and for the check-in an the check-out only. We would be grateful, however, if you sent our CUSTOMER SERVICE all your complaints and remarks, in order to improve our service for the future.
